WDI inspections for real estate

A wood-destroying insect report puts in writing what a licensed technician found, and did not find, at a property. Buyers, sellers, and lenders use it to make decisions before closing.

What a WDI report is

It records visible evidence of wood-destroying insects, mainly termites and carpenter ants, along with conditions that could invite them, such as wood touching soil or moisture near a foundation.

It is a snapshot of the day of the inspection, which is why it is usually ordered close to the closing date.

When to order one

Ordering early gives you room to deal with anything the inspection finds before the closing date, instead of renegotiating at the last minute. Tell us your timeline when you call.

FAQ

WDI questions

Who asks for a WDI report?

Buyers, sellers, and lenders in a home sale commonly request one. If you are not sure whether your transaction needs it, ask your agent or lender.

What does the inspection cover?

Foundation, crawl space or basement, accessible interior wood, and the soil and moisture around the building.

What should I tell you when I book?

The property address, your closing date, and any requirements your lender or buyer has given you.

What if the inspector finds termites?

We explain what we found and what we would recommend. Treatment follows only if the inspection calls for it.
